Chimney flashing repairs in Bordon fix the weak point where the stack meets the roof. Lifted lead, split corners and old mortar fillets are behind a large share of the chimney leaks we are called out to look at.
Flashing is the metal, usually lead, that seals the joint between the chimney and the roof covering. It sits in the mortar joints of the stack and laps over the tiles, so water running down the brickwork is thrown out onto the roof instead of running behind it.
More Information
Properly dressed lead lasts for years. Problems come from lead that has slipped out of its joint, from cement fillets used instead of lead which crack and fall away, and from sealant used as a quick fix that dries out. We put lead back in properly rather than patching over it.
Failed flashing often shows as damp at the base of the chimney breast or a stain on the ceiling nearby. The water enters at roof level, not the top of the stack, so people often fix the wrong thing. We check the flashing whenever we look at a chimney leak.
Flashing is one of the first things HK Roof Care checks on any chimney leak, and after 15 years around Bordon it is often the culprit. Plenty of stacks we look at were sealed with cement or mastic by someone else years ago. We take that out and fit lead as it should be.

STILL NOT SURE?
Lead that has been dressed and wedged into the joints properly can last fifty years or more. It fails early when it is bedded in mortar alone, fixed in lengths that are too long, or when a cement fillet has been used instead. Most of the failed flashing we replace was poorly fitted.
Sometimes. If one length has lifted out of its joint but the lead is sound, it can be re-dressed and rewedged. Where lead is split, thin or badly corroded, replacement is the only lasting fix. We look at the whole run and only replace what needs it.
No. A cement fillet cracks as the roof and the stack move at different rates, then water runs straight through it. We use lead, dressed and wedged into the mortar joints and sealed properly. Where we find an old cement fillet we remove it and do the job in lead.
